So thankful to God for Elaine who KNOWS HER STUFF!! While reading through the items linked to the Title documents and trying to do my due diligence, I kept reading about certain lots with a no-build zone, didn't see mine listed but understood that there were some in some of the subdivision. I asked whether this lot had a no-build zone (I was expecting a "no," as none had been disclosed to us and I thought I'd heard we didn't have one; but Elaine noticed that there appeared to be a no-build zone, and gave me the phone number of who to call to so that I could research this matter. I called the county and without giving all the details here - the subdivision map didn't seem to show a no-build zone however - the LEGEND of the SURVEY map showed it! I had NO IDEA!! BTW - I'm not a lawyer so anything I write here is just what I've been told, as to whatever is accurate; that's not for me to say; these are just the things I've been told. I'm SO THANKFUL for ELAINE who gave me the number so that I could investigate, is there a no-building ZONE?? **Note: There were other reasons that this property didn't work out for us, it also appeared to be a "no-smore's property - meaning that it appears that we couldn't even have a family campfire on the land which I discovered by reading the covenants etc.) I'm no lawyer so if I'm wrong about this, I'm only going off of what I read. So a builder called me this morning and we were chatting. The builder told me that Ravalli County doesn't have a building department and that there are no building inspections in Ravalli County, but they do inspect plumbing and electrical he said. (You'd have to verify this on your own, as I have not verified this information). He told me that he'd bought some properties a few years back and in essence he learned that in Ravalli county, that you can't build on a property without a septic permit. Based on what he told me, if I were going to build in Ravalli county, I'd definitely want to write that into my offer; and of course research this further; because what if something I have been told is not quite accurate? Next time, having a good land lawyer might just be the way to go to help me investigate the property and a WONDERFUL PERSON LIKE ELAINE who is SO SMART!! I would definitely want to use (maybe even insist) on using Flying-S title; now I have learned that I can ask the title company questions and investigate to learn more about the property I'm interested. From someone who has NEVER BOUGHT LAND BEFORE; made an offer, and after reading enough of the covenants and restrictions and learning more about the property, decided not to buy that piece.

We signed our escrow documents on Friday April 19th, 2024 with Tammy P. She was very helpful and a delight to work with. From answering all of our questions and thoroughly explaining everything she provided us with useful and helpful community information! Kristen followed up with us on Monday the 22nd, keeping us in the loop with the current status of our escrow account. The level of professionalism and the understanding for our current situation was above par!
